POSITION ON HOLD

Train, motivate and guide team members in all functions of processing and closing. Monitor case loads for accuracy, quality control, underwriting, government guidelines and required verbal communication with customers.

Responsibilities:    
PRIMARY DUTIES AND RESPONSIBILITIES:
  • Train, motivate and guide team members in all functions of processing and closing, including traditional and automated underwriting requirements and brokered guidelines.
  • Help train and/or assist other teams as needed.
  • Monitor case loads for accuracy, quality control, underwriting, government guidelines and required verbal communication with customers.
  • Maintain a minimum pipeline of special interest loans.
  • Ensure effective communication has been established and is continued with Home Loan Consultants, Branch and Home Office associates.
    Meet all monthly/quarterly incentive objectives, to include automated underwriting.
  • Monitor in-house and brokered accounting records and closing instructions to ensure collection of all fees due and to keep A30 Write-Offs to a minimum.
  • Follow-up on closed loan documentation to ensure compliance with all Secondary Marketing, Government and Investor demands.
  • Handle issues with borrowers, sales consultants, and team members.
  • Interview, test and hire loan processing and closing associates.
  • Provide coaching and promote a professional team effort.
  • Conduct new hire orientation, performance planning and reviews, disciplinary actions and terminations.
  • Maintain a pipeline of loans with an emphasis on customer service, quality, accuracy and efficiency.
  • Learn and maintain knowledge of different loan programs and corresponding computer system codes.
  • Create and maintain tracking systems for closing dates, lock-in, revenue collections and funding schedules.
  • Take loan applications, process and close loans, meet with local government agency officials and title company employees.
  • Process loans for our borrowers from origination through approval for the various loan programs.
  • Gather and submit credit report and supporting application (1003) documentation in a timely manner for loan approval.
  • Attend status meetings and special functions.
  • Maintain status and information within processing software system. Update codes, status dates and loan information for reporting as needed.
  • Communicate status in meetings and with other associates as directed by supervisor.
  • Maintain written status with the borrowers with reference to �needs items� and/or approval conditions to meet the Regulation B notification requirement.
  • Obtain the sales contracts, escrow instructions, and any documentation regarding upgrades prior to ordering the appraisal for all purchases.
  • Obtain and follow through on borrower conditions for closing per underwriter/lenders requirements.
  • Keep communication between borrowers, escrow/title, sales agents, and Home Loan Advisor up-to-date to avoid delays and confusion.
  • Submit a document ready loan to funding by the prescribed time to accomplish a smooth closing or prepare and transfer closing documents to title (processing centers).
  • Close approved loans on automated system.
    Complete follow-up on closed loans for correct and complete documentation and recording.
  • Communicate with Operations Manager on training needs and issues.
  • Remain current with our Broker programs and maintain their forms for submission.
  • Keep current with investor guideline changes by reading updated bulletins and communicate the same to the Home Loan Advisors and others as needed.
  • Keep processors current with changes in investor and agency guidelines.
  • Assist Home Loan Advisors at community previews (or openings) from time to time as needed.

    In addition to the above, each Associate will be required to cross train for position(s) within the organization which may, from time to time, be required.

    EDUCATION AND EXPERIENCE REQUIREMENTS:
  • Five + years of mortgage lending experience
  • At least one year in a supervisory capacity
  • May require valid driver's license and transportation
  • Automated processing and closing experience
  • Eighteen months of FHA/VA/Conventional loan processing and closing experience
  • Ability to study independently
  • Successful completion of Core Curriculum
  • Customer Care Empowerment, Doc Basics, FHA, VA, Self Employed, MortgageWare, Credit Counseling and Compliance or successful completion of Introduction to Mortgage Banking, Mortgage Loan Origination, Processing the Loan, Conventional Loan Processing, Mortgage Loan Underwriting, Underwriting the Self-employed Borrower, Closing, Shipping & Warehousing, Creation & Form of a Mortgage, Residential Secondary Marketing
  • Current knowledge of closing and title requirements
  • Current knowledge of loan processing and automated underwriting systems
  • Current knowledge of FHLMC/FNMA/FHA/VA and industry underwriting guidelines
  • Current knowledge of self employed borrowers, partnership and corporation tax return analysis
  • Maintain minimum pipeline of 45-55 loans

    CONTACTS:
  • Regular interaction with homebuilding sales associates, prospective home-buyers, lender representatives and underwriters, escrow and title personnel, credit bureaus and appraisers. Also deals with homebuilding division management as well as mortgage division staff. Visit Sales Offices and Subdivisions as needed.

    PHYSICAL REQUIREMENTS:
  • Requires the ability to operate a personal computer, fax machines, copier, climb stairs, bend, stoop, reach, lift, move and carry materials and supplies weighing 20 pounds or less.
  • Finger dexterity is required to operate a computer keyboard.
